Unique rural two bedroom detached barn conversion moments from the coast

Nestled within rural splendour in a secluded private position between the historic harbour village of Boscastle and legendry Tintagel is Trebonny, a gorgeous and uniquely styled two bedroom detached barn conversion of real quality. The location offers far reaching rural views of the surrounding countryside and beautiful country walks via the nearby public footpaths and bridleways. The famed and quite stunning St Nectans Glen Waterfall is within easy reach of the property.

The current vendor conceived, designed and converted this former piggery in 2009 and set about creating a beautiful, welcoming, private haven set amongst rolling countryside just moments from the coast. The barn has an abundance of distinctive and attractive attributes that include vaulted ceilings with A frame oak trusses, bespoke double glazed oak windows and external doors, Karndean flooring, exposed stonework, a beautiful handmade kitchen and wetroom shower room. The building itself is constructed of natural stone with granite lintels and quoins, slate sills and slate roof.

Internally, the living accommodation is of open plan design. An oak stable door takes you into a small reception vestibule prior to the open kitchen, sitting room and dining room. The kitchen has a handmade range of floor and wall cabinets and drawers and features granite worktops with contrasting tiled splashbacks and a double ceramic Belfast sink, mixer tap and pull down spray. Integral are an eye level De Dietrich oven and grill and four ring gas hob. Space and plumbing is available for a slimline dishwasher and tall fridge/freezer. With the vaulted and beamed ceiling and Velux windows above, the room flows through to the living space which is arranged around a cast iron wood burning stove with exposed flu and raised granite shelf. Two lots of oak French doors open onto a private patio and allow for a huge amount of natural light to flood the room. There is ample space for sofas, dining table and occasional furniture.

Head down the hallway where a large mezzanine area above provides a very useful storage space. The first bedroom, the smaller of the two, has an exposed stone wall and single beam above. The room has a front facing window and built in wardrobe. The main bedroom, a generous double, has an A frame vaulted ceiling with oak trusses, exposed stone wall, handmade built in wardrobe space and oak French doors to the outside. Within the room is a cleverly designed en-suite wetroom shower complete with WC and wash hand basin. Between the bedrooms is a very stylish wetroom shower room with thermostatic shower, floating WC with hidden cistern and unique ceramic sink. Attractive tiling, oak lintel, slate sill and a heated towel rail complete the look. At the far end of the dwelling is a utility room, providing space and the necessary plumbing for white goods and where the ground source heat pump is located.

Upon arrival, double electric gates with chunky oak posts open to reveal Trebonny. A large area of graveled driveway provides ample parking space with a timber framed carport with slate roof and wood shed to one side. The formal gardens are mainly laid to lawn, interspersed with some small shrubs and trees and bordered by dry stone walling. The aforementioned sitting room French doors open onto a very private patio of granite paving with cobbled sets adjacent to a large hot tub which is included in the sale. There is also a large timber outbuilding which has several separate areas of garden room, workshop and storage area. Beyond here is a small greenhouse and composting area. Services to the property include mains electricity, private bore hole water supply, private drainage and a ground source underfloor heating system.

We at Jackie Stanley highly recommend an internal viewing to fully appreciate the quality of the conversion and wonderfully private rural location.
