This 3 bedroom detached residence is set within exquisite well stocked gardens in a breathtaking elevated location

Located in a quite stunning elevated position high above the beach and cliffs of Crackington Haven in an area of outstanding natural beauty sits Hazeldene, an interesting and unique 3 bedroom detached residence set amongst exquisite well stocked mature gardens providing the most glorious uninterrupted vistas to the sea, cliffs, adjacent valley and across the surrounding countryside. Over the last 17 years, the current vendors have totally transformed Hazeldene, modernising and extending the property to create a fantastic family home that takes in the breathtaking views from almost every angle.

Hazeldene can be found nestled at the end of a private lane. Approached from the rear, the property is initially deceptively spacious but the stunning position and views are immediately apparent. Parking is available on a gravelled area or block paved driveway, either side of the detached double garage. Incidentally this has an electric roller door and is fitted with an extensive range of racks and shelving for storage. On the floor below is another room which comprises a log store and two separate rooms which can be used as office space and secondary utility space. Enter the main house from an enclosed patio area into the utility room which is complete with a ceramic Belfast sink, floor and wall cabinets, granite work surface and space and plumbing for white goods. There is also a cloakroom. Step into the L shaped open plan lounge/kitchen/dining room and you are met with an abundance of space and light. An excellent living and entertaining space with patio doors leading onto one of the balconies that provide the most stunning views across the valley and down to the sea. French doors on the opposite side of the property open onto a lovely private patio and further windows offer views across the valley. The kitchen is a real noteworthy feature, an extensive range of high quality floor and wall cabinets and drawers including an island, fully integrated appliances and finished with granite worktops, upstands, under counter lighting and a ceramic Belfast sink with hot tap. The integrated appliances are all made by Neff and include a 5 ring induction hob, eye level oven, grill and microwave, fridge, freezer and dishwasher. Throughout is a beautiful ceramic tiled floor.

An inner hall leads to the rest of the house with the remaining rooms off. A separate sitting room is home to an attractive brick built fireplace housing a multifuel stove that sits on a slate hearth. Patio doors lead to a second balcony, again offering the most exquisite views across the valley, cliffs and sea. The first bedroom is a genuine double room with a built in wardrobe and uninterrupted views to the ocean from the front facing window. The second bedroom is again a genuine double and again with views to the sea from a front facing window. The third bedroom is a single room with a window overlooking to patio at the rear. There is a super stylish family bathroom complete with a crisp white suite which includes a bath and separate shower while a separate contemporary shower room is home to a large shower enclosure and white suite. Just below the second balcony, there is a door that leads to a large room which is currently used for storage. Fitted with cupboards, central heating and a window that looks out across the valley, this would make a fabulous games room.

The overriding feature of Hazeldene, apart from the views, are the exquisite gardens. The current vendors have spent many years cultivating these to create a magnificent tranquil haven filled with an array of mature established shrubs, trees, bushes and plants interspersed with lawns, paths and patio. From almost anywhere within the gardens, views of the valley, surrounding countryside and to the ocean can be savoured. Complete with three garden sheds and access round both sides of the property with a secure boundary of fencing and hedging. Services to the property include mains water, electricity and septic tank drainage with an oil fired central heating system.

Located in an Area of Outstanding Natural Beauty, Crackington Haven is a small yet favoured coastal village on the North coast, West of Bude and east of Boscastle. Once a small harbour importing coal and limestone, it is now a small unspoiled, almost secret, cove. It is a great spot for surfing and in spring catch the wild flowers and birdsong. In the summer, Crackington Haven has a bustling beach life, being a popular destination for surfers and families alike. There is a bistro café, beach shop and a family pub called The Coombe Barton Inn, a real gem with a reputation for excellent food and hospitality.
