As it stands, Waylea comprises three bedroom/two reception room accommodation with a bathroom, separate cloakroom and a kitchen extension. While the site and its location are extremely attractive, the existing building is not considered suitable for wholesale refurbishment, upgrade and extension and is unable to meet aspirations to create an exemplary energy efficient home.

It is proposed that both new houses be constructed with a simple palette of materials which reflect the local vernacular and sit comfortably within this green coastal location. While each house has been designed to respond to its specific site, size and layout, they share a common language and design response to produce a strong yet sensitive proposal for this amazing location.

The proposed new four bedroom house, which will total approximately 2938 square feet, is accessed from the public lane adjacent at its high point to the north east of the plot. Arrival is via a paved forecourt housing a single storey double garage and entrance hall adjacent beneath a deep canopy. This entrance link is approached via a bridge structure which spans over an external lightwell beneath. The primary open plan living spaces lie in the main body of the house at this upper ground floor level which effectively occupies the footprint of the existing bungalow. Being slightly elevated, these spaces will benefit from south westerly views towards the beach and ocean and open onto a perpendicular roof terrace which sits above the single storey north-west range below. This lower ground floor level accommodates two en-suite bedrooms and a utility room while a staircase within the entrance hall provides access to the first floor living accommodation. As with the larger new house adjacent, this reverse level plan arrangement affords the open plan living spaces excellent views of the beach and ocean to the south west. These living spaces and a further bathroom sit at upper ground floor level within the main, two storey element of the building while a third bedroom sits within a single storey extension to the rear giving out on to an external garden space and additional pedestrian access point from the highway. In all, this property will total approximately 1151 square feet.

Given the gradient of the adjacent access road, the existing vehicular site entrance will be retained, widened and split between the two houses. The larger house benefits from a double garage and forecourt parking for two vehicles, while the smaller cottage above benefits from two external parking spaces with landscaped gardens above and below. An important component of the existing site is its planted boundaries and green Cornish hedges which evoke a softer more naturalistic response to the coastal setting. An key element of this site strategy has been their retention to help screen the new structures from adjacent roads and properties. When viewed from distance, the new houses will sit naturally within green borders and gardens, very much as the existing house.

Mawgan Porth is hugely popular and now one of the most sought after locations in North Cornwall.
