Located in an elevated position above the truly majestic stretch of golden sand that is Mawgan Porth

Located in an elevated position above the truly majestic stretch of golden sand that is Mawgan Porth, Rosteague can be found at the end of a private lane in exceedingly tranquil surroundings. This attractive detached house sits within a plot of approximately 0.3 acres and demonstrates great versatility within the accommodation.

Cleverly conceived and extended by our clients, the property has a interconnecting self contained one bedroom apartment to the first floor complete with an open plan sitting/dining room, balcony overlooking the valley below, large double bedroom, beautifully appointed bathroom and separate fully equipped kitchen.

The ground floor accommodation is unique in design and flows beautifully from room to room with underfloor heating underfoot. The light filled kitchen is hugely impressive with its vaulted and beamed ceiling, bespoke fittings with stone work surfaces. Bi-fold doors then step out onto the magnificent terrace. This has glass balustrades, a hot tub, plenty of space for tables, chairs and loungers and has wonderful far reaching views to the ocean, across Mawgan Porth village and rural inland over the valley below. To the rear of the property is a comfortable and cosy sitting room with French doors leading to a private decked courtyard and contemporary wood burning stove for those cooler evenings.

There are two very spacious and beautifully appointed  double bedrooms, both with stylish en-suite shower rooms and a third children's bedroom with cleverly conceived built in bunk/single beds. Lastly, the family bathroom with a crisp white suite.

Rosteague is set towards the rear of the generous plot leaving plenty of space to the front for ample driveway parking and attractive lawns and paths. There is a detached double garage with electric up and over doors and, behind this, a very useful utility room which doubles as a beach room complete with shower facilities and WC-perfect when returning from the beach! To the rear of the house are landscaped gardens which include a lawn and raised decking.  During their tenure, our clients have built a fabulous larch clad garden room, split into two sections providing his and her's office/amenity space complete with light, power and water.

Rosteague continues to be a successful holiday let achieving excellent occupancy and income but would equally serve as a beautiful home given the superb versatility. Services to the property include mains water and electricity with a gas central heating system and private drainage with under floor heating to the ground floor.

The magnificent sandy beach is famous for water sports activities serving surfers and bathers alike with stunning cliff and coastline walks.
