With commanding views across Mawgan Porth and the ocean beyond is this four bedroom all en-suite modern townhouse

With cool funky interiors and a uniquely conceived architectural design, Seavista is part of select coastal development completed in 2020 located directly above the magnificent expanse of golden sand that is Mawgan Porth. The property has commanding views over the beach below and across the Atlantic ocean beyond, not to mention an impressive panoramic aspect of the whole of Mawgan Porth. Seavista is one of only three similarly designed houses all with three storeys, four en-suite double bedrooms and an exquisite high end interior completed to exacting standards.

Designed by FD Architecture, Seavista possesses a contemporary visual appearance and is considered a modern interpretation of a residential townhouse. Noteworthy features include larch cladding to the exterior, an air source heat pump to a whole house underfloor heating system, Contura wood burning stove within the living space, high performance aluminium windows and doors, engineered oak flooring, a sleek and contemporary kitchen with Quartz worksurfaces and integrated Neff appliances. Each of the four en-suite bathrooms are luxurious and individual, incorporating feature tiling, rainfall shower heads and crisp white sanitary ware.

As the accompanying floorplan illustrates, the accommodation comprises two double bedrooms both with en-suite bathrooms and built in wardrobes. The bedroom to the rear has patio doors to a private balcony and a magnificent view of the beach and sea. From the hallway is a funkily decorated cloakroom and turned staircase rising to the first floor and descending to the lower ground floor. Down here are two further double bedrooms, both with en-suite shower rooms and built in wardrobes. The bedroom to the rear has patio doors opening to the courtyard garden and glorious views of the ocean. Furthermore, there is a handy utility room.

Up on the top floor one is met with a huge open plan living space, high vaulted ceiling, an abundance of natural light and of course the best views in the house. Large sliding doors open up to a balcony where those views extend across the village of Mawgan Porth, to the golden sand below and ocean beyond. There is ample space for sofas, dining table and chairs and occasional furniture with a contemporary Contura wood burning stove located to one side. The sleek modern kitchen has a central island and breakfast bar and is fully integrated with Neff induction hob, oven, grill, microwave, and dishwasher with Quartz work surfaces.

To the front of Seavista is a gravelled parking area for two vehicles in front of the house with a Podpoint electric car charger. There is handy external storage for surfboards and wetsuits and steps lead down the side of the property to an attractive low maintenance courtyard garden. This is partially tiled with porcelain tiles and gravelled seating areas bordered by privacy fencing and coastal planting. Wash away a day at the beach with the external surf shower and watch the sun go down from the comfort of the urban cedar hot tub.

Seavista continues to be a highly successful holiday let achieving excellent occupancy and income with bookings in place for much of 2022. Services to the property include mains water, electricity and drainage with an air source heating system. EPC rating B and Council Tax Band E.
