This substantial five bedroom detached residence is situated in a secluded spot providing complete peace and tranquility

Situated in a quiet secluded spot providing complete peace and tranquility with spectacular far reaching views across surrounding countryside to the iron bridge and the Camel Estuary to Rock is Higher Trevorrick. This substantial five bedroom detached residence demonstrates a consummate attention to detail having been the subject of an all encompassing top down programme of remodeling and modernisation by the current vendors. The house is set amidst open countryside and approximately six acres of formal gardens, grounds and pasture making this an exceptional opportunity in the locale.

Cool contemporary spaces full of natural light are prevalent throughout the 3700 square foot of accommodation, alongside a high specification finish. Noteworthy features include underfloor heating in the large open plan kitchen/dining/family room, porcelain tiling from Mandarin Stone, a sleek new kitchen by Duchy Designs, a Falcon Range cooker and premium aluminum windows and doors throughout. Other technologies include WiFi boosters throughout the property, external CCTV system and app controlled Honeywell heating system. The property was rewired and replumbed during the extensive works alongside new boiler and tanks.

The distinctly unique half octagonal shape family room with vaulted ceiling is certainly worth a mention too, providing an open vista over the private gardens. The kitchen has an integrated wine fridge and two dishwashers and an additional integral fridge in the adjacent utility room, also with the usual space and plumbing for white goods. There is a fantastic games room with enough space for table tennis or similar and even a view to the Estuary. There are two very large double bedrooms on the ground floor, each with modern en-suite shower rooms, an inviting entrance hall with oak and glass staircase and a stylish cloakroom.

Up on the first floor is an exceptionally spacious dual aspect living room enjoying the best views in the house to the Camel Estuary, with triple track sliding doors opening to the decked balcony with glass balustrade. At the other end of the house is the sumptuous master bedroom with walk-in wardrobe and gorgeous en-suite bathroom complete with freestanding bath and walk-in shower. Floor to ceiling windows frame the far reaching Estuary views perfectly! There is further double bedroom with Estuary views, a smaller double bedroom, study and stylish family bathroom.

Set within approximately six acres of formal gardens, grounds and pasture that is suitable for equestrian purposes, Higher Trevorick is accessed from a quiet country lane via a five bar gate onto a large driveway which is half tarmac and half gravel. To the southern side of the plot is a 48 foot triple bay modern barn/garage. This superb outbuilding is accessed by three sets of double hinged doors with skylight roof panels and electricity. The building provides space for all garden and machinery equipment and adjoins the open field to the south of the gardens, which is laid to permanent pasture. The fields surround the gardens on the south and west sides of the property and are enclosed by good quality stock proof fencing. The large formal gardens are mostly laid to lawn and are bounded by established laurel hedging with large areas of shrubs on the western side. There is also a large greenhouse with water supply and patios on either side of the property. Services to the property include mains water and electricity, oil fired central heating, private drainage and fibre optic broadband.

Situated in an idyllic spot within a short drive of both the picturesque harbour of Padstow and the bustling town of Wadebridge, Higher Trevorrick presents a rare occasion in the market to purchase a large modern family home with land close to the coast and we at Jackie Stanley certainly recommend an appointment to view at the earliest opportunity.

Trevorrick is a tiny rural hamlet in the parish of St Issey situated just above the Camel Estuary. The hamlet is situated just under five miles from the historic and picturesque fishing town of Padstow, located on the North Coast of Cornwall offering an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6, cool seafood bar Prawn On The Lawn and Rick Stein's esteemed Seafood restaurant.

An Area of Outstanding Natural Beauty, there are an abundance of beautiful sandy beaches within a very short drive as well as the revered championship golf course at Trevose. The famous Camel Trail, a dream location for walkers and cyclists alike, is assessable from the property on foot via the surrounding footpaths which leads all the way into Padstow itself.

For more extensive shopping facilities, the thriving market town of Wadebridge is just over five miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately seventeen miles distant with the nearest airport at Newquay approximately twelve miles away.

To find Higher Trevorrick, from Wadebridge proceed along the A39 passing the Royal Cornwall Showground. After about 3/4 of a mile turn right onto the A389 signposted to Padstow and St Issey. Follow this road through the village of St Issey and as you start to drop down the hill into Little Petherick, take the turning on the right signposted Pickwick Inn. Follow the lane to the end and then turn left opposite the Pickwick Inn. Higher Trevorick will be found along on the left hand side after about 0.4 miles.
