This three bedroom residence has undergone a complete renovation to an exceedingly stylish & contemporary nature

Sat in a most enviable elevated position overlooking the Camel Estuary within the highly sought after, historic and picturesque fishing village of Padstow, Chy An Dour has recently undergone a complete and comprehensive renovation to a stylish and high quality nature boasting a stunning backdrop with superb far reaching views of the Camel Estuary, the iron bridge and beyond.

Having been extended by the current vendors, this three double bedroom residence has a contemporary edge and occupies a superb position on one of Padstow's most sought after residential roads within a few minutes of the harbour, quaint shops, cafes and restaurants.

Noteworthy features include oak flooring and doors, a cast iron gas fire, underfloor heating in the bathrooms, a jacuzzi bath, low wattage LED recessed feature lighting and outside lighting, a soft neutral décor, contemporary grey heated towel rails, insulated loft with loft ladder, grey UPVC double glazed windows and French doors and grey aluminum bi-fold doors.

The principal reception rooms, the kitchen/dining room and lounge, both face the Estuary with views over it. The kitchen/dining room also benefits from bi-fold doors which open onto a large front terrace. The lounge has a dual aspect with French doors opening onto the rear patio. The gas fire presents a focal point to the room. The kitchen/dining room benefits from bi-fold doors and a modern fitted kitchen complete with an oak block work surface, space for a Rangemaster cooker, a white composite sink, plinth and under counter lighting. There is also a large cupboard for white goods. Head down the spacious hallway where you will find a contemporary shower room complete with slate tiles and underfloor heating, a walk-in rain water shower and crisp white sanitary ware. The third bedroom, currently a snug, has a colour changing electric fire and French doors leading onto the patio at the rear. Bedroom two is a good size double while the master bedroom is a generous size and benefits from French doors to the patio and a beautiful en-suite bathroom. This has clean contemporary lines, stylish tiling and underfloor heating. The walk-in shower with fixed glass screen and rain water shower head is a real feature and the jacuzzi bath completes the luxurious feel.

Outside, the patio and terracing to the rear has a distinctly Mediterranean feel and is a real suntrap. The lawned gardens are elevated and this is one of the best positions to enjoy the far reaching Estuary views. The garden is well stocked with a variety of established plants, shrubs and Cornish palm trees with the large timber shed included. There is also a temperature controlled outside shower and a separate outside cold water tap. To the front is another established garden and a large block paved driveway with off road parking for several vehicles. Lastly, the attached single garage provides excellent storage space. Services to the property include mains gas, water, electricity and drainage.

Situated within a few minutes of the harbour, quaint shops, cafes, restaurants and the Camel Trail, we at Jackie Stanley suggest an internal viewing at your very earliest convenience.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.
