This handsome five bedroom/four reception room residence of considerable size offers three storeys of accommodation

Located in the desirable old town area of Padstow in a peaceful spot just yards from the wave beaten boats and hustle and bustle of the working harbour, Hafryn is a handsome five bedroom residence of considerable size and an impressive three storeys of characterful accommodation. The property, unexpectedly, has four reception rooms which includes the converted attic space that offers a glimpse of the Camel Estuary. With an enclosed, low maintenance, well tended garden and a substantial outbuilding with pedestrian access, Hafryn is a wonderful opportunity to purchase a substantial home in the heart of the conservation area just yards from the vibrant harbour, quaint shops, cafes and restaurants of picturesque Padstow.

Originally two separate cottages which explains its size, Hafryn was converted into one house in 1996 by the current vendors who have enjoyed many happy years there.

Hafryn is approached from Church Street, a bright red door sits centrally within the symmetrical stone façade. An entrance vestibule with slate floor precedes the wide hallway with reception rooms on either side. The dining room has exposed floorboards and a tall sliding sash window while the other reception has a feature fireplace and also a tall sliding sash window. The hallway has a large walk-in cloaks cupboard and understairs storage before reaching the lounge and kitchen which both sit to the rear of the house. The lounge has been extended which doubles the length of the room. The first part has exposed floorboards and a freestanding gas fire with a brick hearth and timber mantel. There is space enough for a sofa, armchair and occasional furniture. The second section has a tiled floor, rear window, French doors opening onto decking and Velux window filling the room with natural light.

The kitchen incorporates a range of modern cream fronted floor and wall cabinets and drawers with an eye level oven and grill, hob, dishwasher, stainless steel sink and a funky tiled splashback. Again, there is access onto decking at the rear.

Heading up the turned staircase, one will find the separate utility room with space for white goods. There is a lovely size bathroom complete with glass shower enclosure, thermostatic shower, paneled bath, WC and wash hand basin. After a day exploring the narrow streets of Padstow, retire to one of the five bedrooms, three on the first floor and two more on the second floor. All generous size doubles, two of the bedrooms on the first floor each have front aspect sliding sash windows while the one overlooking the garden has a modern en-suite shower room. Head up the turned staircase to the second floor which leads to the attic reception room. This has a vaulted ceiling with exposed ceiling beams, low level rear aspect windows and Velux windows offering a glimpse of the Camel Estuary over the rooftops. Two further rooms offer bedroom accommodation, study/office space or both.

Stepping outside, the raised decking immediately to the rear of the house is a real suntrap and offers the perfect spot for alfresco dining. It also has storage beneath and a lower area of decking. The patio at the lower level is bordered by shrubs and, from here, is access to the cellar complete with WC and the gas boiler. To the rear of the garden is a substantial outbuilding with personal access door and a further covered storage area, again with a door to the rear access lane. Services to the property include mains water, gas, electricity and drainage.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6, cool seafood bar Prawn On The Lawn and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are an abundance of sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Hafryn, drive towards Padstow on the A389. Follow the road round the outskirts of the town passing the fire station and main carpark. Turn right at signs for Prideaux Place. Pass the entrance to Prideaux Place and continue down onto Church Street. Pass St Petroc's Church and continue down the lane. Hafryn can be found along on the right hand side with a red door. The postcode for satellite navigation is PL28 8BG.
