Beautifully presented high quality residential barn conversion situated in a picturesque rural location.

4 Trevibban Barton is a high quality residential barn conversion situated at Trevibban Barton Farm, a delightful small development of barn conversions set around a central courtyard in a peaceful and private location, surrounded by open countryside just a short drive from Padstow. It is essential to view this property to really appreciate the high standard of conversion, the retention of original features and the superb quality of finish to all the internal and external decorations.

Noteworthy features within the property include beamed ceilings, hardwood double glazed windows with wood sills and slate ledges, oak flooring, exposed structural timbers and latched doors with wrought iron ironmongery.

The traditional living accommodation is semi open plan and comprises a large kitchen/diner incorporating a comprehensive range of fitted cabinets and drawers which includes an integrated fridge, freezer, electric oven and hob, dishwasher with space and plumbing for an automatic washing machine. The central staircase separates the kitchen from the sitting room which provides a comfortable and inviting space full of natural light.

Up on the first floor are two good size double bedrooms, both with en-suite facilities - one with an en-suite bathroom and one with an en-suite shower room. Both have raised tie ceilings and exposed beams. From one of the bedrooms leads a staircase to a second floor attic room, brilliant for storage or potential accommodation.

The property benefits from front and rear courtyard gardens. To the front is a sunny aspect patio overlooking a communal lawn with established shrubs abutting. To the rear is a terraced courtyard with areas of interest and even a garden shed. There is also private off road parking for a couple of vehicles and additional guest parking nearby. There is a communal management company which take care of the communal grounds and the sewerage treatment plant. Each owner contributes £500 per annum. Services to the property include mains electricity and water, a communal drainage system via treatment plant and an oil fired central heating system.

4 Trevibban Barton is just a short distance from the beautiful Cornish village of St Issey, which sits between the picturesque fishing harbour of Padstow and the thriving market town of Wadebridge. The village is home to the very popular 17th Century Ring O'Bells Inn which has a fantastic reputation for good food and a welcoming atmosphere. Other amenities include a church, village hall and primary school. Walks down to the Camel Trail and the Saints Way are easily accessible and the stunning beaches of the North Cornish coast are just a short drive away.

The historic and picturesque fishing town of Padstow is less than 5 miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6, cool seafood bar Prawn On The Lawn and of course Rick Steins esteemed Seafood restaurant. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.
