A three/four bedroom mid terrace period residence with great views of the Camel Estuary
Sat in an elevated position overlooking the Camel Estuary within the highly sought after, historic and picturesque fishing village of Padstow, Morva is a deceptive mid terraced three storey residence occupying a superb position in a desirable residential area of Padstow just a few minutes of the harbour, quaint shops, cafes and restaurants.
Light, bright, spacious and renovated to a high standard, Morva is a period property with high ceilings and lots of natural light tastefully decorated in a soft neutral palette.
Noteworthy features include the aforementioned high ceilings, stripped pine doors, exposed floorboards and original Victorian tiling. More contemporary features include a cast iron wood burner, a modern kitchen with rangemaster cooker, a modern updated bathroom and UPVC double glazing.
As illustrated on the accompanying floorplan, the accommodation comprises an inviting entrance hallway followed by the lounge then dining room - both good sizes - and then the kitchen located to the rear of the house offering a glimpse of the Camel Estuary.
Head up the staircase to the half landing where the modern bathroom is located, complete with a panelled bath and electric shower over. On the first floor are three bedrooms, two of which are excellent size doubles and the other a single/bunk room. Up on the second floor is the attic room/fourth bedroom with restricted head height and Velux window offering magnificent views across the Camel Estuary. Morva does have expired planning permission (PA12/12114) for a large rear extension.
Stepping outside, steal away some quiet time in the private courtyard patio located to the rear of the house. Under the house is a separate boiler/utility room complete with WC. Morva also has the huge advantage of an off road parking space to the rear along with a detached garage that has an up and over door and personal door to the side. Services to the property include mains gas, water, electricity and drainage.
