This cosy slate hung one bedroom cottage is positioned yards from the quay in Padstow

Clematis climbing the cottage slate, a courtyard surrounded by foliage and glimpses of the Estuary across Padstow's rooftops - Portloe is a one bedroom welcoming nook positioned in the very heart of the historic working fishing village of Padstow. Close enough to hear the clinking masts of the harbour, yet tucked away at the end of a residential mews, Portloe treats you to a slice of seclusion in the middle of town.

After an afternoon discovering the shops, coves and cafes of Padstow, and sit back to enjoy takeaway fish'n'chips in the private courtyard. Inside, Portloe blends original cottage style with modern features and a soft neutral palette for a bright and comfortable finish. At the end of the day, gaze out of the bedroom window and watch the evening sky shift across Padstow's rooftops and across the Camel Estuary to Rock.

There is a long path and a gate along Commercial Terrace that leads to Portloe, which is the last property in the mews. Enter through a small gate and into the front courtyard garden before a few steps take you up into the entrance porch. The ground floor is fully open plan with a living/dining room and kitchen rolled into one. The room has an exposed Cornish stone wall with wooden frame and cast iron fireplace while the kitchen area has a range of modern base cabinets and drawers with a freestanding electric oven/hob and fridge.

The winding staircase, with cupboard beneath, rises to the first floor where you will find the dual aspect double bedroom with built in wardrobe and Estuary views. The bathroom has a cast iron bath with shower attachment, washbasin, WC and half height wood paneling. The property has night storage heating and the windows have recently been replaced with hardwood sliding sash double glazed units. There is also a useful outbuilding for storage. Services to the property include mains water, electricity and drainage.

Currently holiday let, Portloe would make the perfect holiday home or investment for someone looking for that Cornish bolthole. Please note that holiday let bookings are in place for 2019 which will have to be honoured. Please note part of this property is subject to a flying freehold.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. An area of outstanding natural beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose. The town also has a supermarket and excellent Primary School. For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Portloe, head towards Padstow on the A389. As you approach Padstow, turn right at signs for the town centre and follow the road down the hill. As the road bears right, go straight on and follow New Street down the hill towards the town. Pass St Petrocs Bistro on the left and Strand Street can be found tucked away on the right hand side. Head down Strand Street and into Commercial Terrace on the right hand side. Portloe is the last property on the left hand side. Please note that New Street is just one way and therefore it would be advisable to park in one of the nearby public carparks before proceeding to the property on foot. The postcode for satellite navigation is PL28 8BX.
