An opportunity to acquire a Grade II listed two bedroom barn conversion situated within a sheltered valley

Mill Barn is one of a pair of characterful Grade II listed barn conversions, originally built in the late 18th Century of local stone. The barns were converted approximately 15 years ago by the current vendors into residential accommodation with the aim of keeping as many original features as possible yet remaining comfortable and practical. The barns are situated within the grounds of a small working farm, at the end of a long winding, descending driveway in a sheltered valley position on the outskirts of the village of Port Isaac. Within a five minute walk along the adjoining public foot path is the famed picturesque village of Port Isaac itself which is located on the picturesque North Cornish coast.

Mill Barn is a two bedroom property of reverse living design. Around the top of the external walls are eleven pigeon holes for breeding young unfledged pigeons. Inside, the accommodation briefly comprises an open plan lounge/dining room on the first floor with vaulted and beamed ceiling, stable door entrance and Juliette balcony. Separating the lounge and dining room are stairs that rise up from the bedrooms on the ground floor. From the dining room end of this room is a small hall which leads to the shower room with WC and wash basin and a fully fitted kitchen with integral electric cooker and hob, washing machine and fridge/freezer. The ground floor is home to two double bedrooms with a jack and jill cloakroom adjoining both. Across the yard, Mill Barn benefits from an enclosed cottage garden with a small lawn, flower bed, shed, greenhouse, car port and parking. Services include mains water and electricity and a shared bio septic tank drainage system.

Approximately 1.5 acres of agricultural pasture is available by separate negotiation.

Port Isaac is a historic picturesque fishing village, which is well known for its role in the current TV programme 'Doc Martin' as the fictional town of 'Portwenn'. It offers many breathtaking walks along the dramatic coastline of North Cornwall as well as its own beach and harbour. There are delightful boutiques and galleries for those who wish to explore the magical narrow streets and to finish off you can always pop into one of the cosy café's, pubs or restaurants. The neighboring village of Port Gaverne was once a thriving 19th Century fishing port with the sheltered sandy beach protected by the National Trust.

To find Mill Barn, turn off the B3314 coast road signposted Trelights. Follow the lane into Trelights and through the village following signs for the Longcross Hotel. After passing the Longcross Hotel, follow the lane round to the right and after approximately 0.25 miles then take the next lane on the left. Follow the lane down and to the right for about 500 yards. As the lane bares to the left, head straight over onto an unmade track signposted The Mill. Follow this track for approximately ½ a mile as it descends into the valley below. Mill  Barn can be found at the end of the track on the right hand side. The postcode for satellite navigation is PL29 3RX.
