An opportunity to acquire a Grade II listed three bedroom barn conversion situated within a sheltered valley position

Wheel Barn is one of a pair of characterful Grade II listed barn conversions, originally built in the late 18th Century of local stone. The barns were converted approximately 15 years ago by the current vendors into residential accommodation with the aim of keeping as many original features as possible yet remaining comfortable and practical. The barns are situated within the grounds of a small working farm, at the end of a long winding, descending driveway in a sheltered valley position on the outskirts of the village affording unique views of Port Isaac. Within a five minute walk along the adjoining public foot path is the famed picturesque village of Port Isaac itself which is located on the unspoilt North Cornish coast.

Wheel Barn is a three bedroom property of reverse living design. Much of the original farm machinery remains, retaining much interest for the historian. The huge open plan first floor has an impressive vaulted and beamed ceiling and two fixed original granite grinding stones that make for a unique feature, one with a fixed dining table and the other with a fixed coffee table. At one end is a fitted L shaped kitchen, with a dining area in the middle and a lounge area at the far end. Stairs descend to the ground floor where three bedrooms, one with an en-suite bathroom, and a shower room. Entombed behind glass with lighting is much of the original mechanics of the water wheel which makes for an impressive feature. A stable door leads out into the yard where the property benefits from block built carport faced in natural stone and a stone built piggery. There is a private garden behind the property mostly laid to lawn and an outside utility room with space/plumbing for a washing machine and a sink unit. Services to Wheel Barn include mains water and electricity and a shared bio septic tank drainage system.

Approximately 1.5 acres of agricultural pasture is available by separate negotiation.

Port Isaac is a historic picturesque fishing village, which is well known for its role in the current TV programme ‘Doc Martin’ as the fictional town of ‘Portwenn’. It offers many breathtaking walks across the dramatic coastline of North Cornwall as well as its own beach and harbour. There are delightful boutiques and galleries for those who wish to explore the magical narrow streets and to finish off you can always pop into one of the cosy café’s, pubs or restaurants. The neighboring village of Port Gaverne was once a thriving 19th Century fishing port and to this day remains unspoilt with the sheltered sandy beach protected by the National Trust.

To find Wheel Barn, turn off the B3314 coast road signposted Trelights. Follow the lane into Trelights and through the village following signs for the Longcross Hotel. After passing the Longcross Hotel, follow the lane round to the right and after approximately 0.25 miles and take the next lane on the left. Follow the lane down and to the right for about 500 yards. As the lane bares to the left, head straight over onto an unmade track signposted The Mill. Follow this track for approximately ½ a mile as it descends into the valley below. Wheel Barn can be found at the end of the track on the right hand side. The postcode for satellite navigation is PL29 3RX.
