This hidden gem of a property is situated on a leafy lane in an idyllic rural hamlet within a short drive of Padstow

Stoney Nook is situated in the idyllic hamlet of Trenance at the end of a winding leafy lane, within ¾ of a mile of the village of St Issey and just four miles distant of the bustling picturesque harbour town of Padstow.

With a delightful and welcoming ambience and a modern cottage style, this three bedroom detached house provides comfortable living accommodation and a host of appealing features such as a wood burning stove and Cornish stone fireplace in the sitting room, oak flooring, a two tone contemporary kitchen/dining room with integrated appliances and French doors to the garden, a separate utility room, three genuine double bedrooms, a modern and stylish en-suite shower room and a further modern family bathroom. These appealing features are complimented by a soft neutral palette throughout, traditional wooden cottage style internal doors, wooden double glazed windows with slate ledges, Cornish stone detailing to the porch and a traditional slate roof.

The tranquility of the location is hugely appealing, set privately behind a five bar gate entrance and well screened by trees and established boundaries. There are various patios, gravelled paths and a small lawn to enjoy while the detached garage offers excellent storage and the garden room/studio has a multitude of uses. The tarmacadam driveway provides off road parking for several vehicles. Services to the property include mains electricity and water with a private drainage system and fibre optic broadband.

Currently a successful holiday let, Stoney Nook is considered to be a perfect investment or holiday home and would equally suit as a permanent country residence.

Stoney Nook sits within the idyllic hamlet of Trenance on the outskirts of the beautiful Cornish village of St Issey, located between the picturesque fishing harbour of Padstow and the thriving market town of Wadebridge. The village is home to the very popular 17th Century Ring O'Bells Inn which has a fantastic reputation for good food and a welcoming atmosphere. Within a mile is the Journeyman Restaurant at Mellingey Mill, Little Petherick. Other amenities include a church, village hall and primary school. Walks down to the Camel Trail and the Saints Way are easily accessible and the stunning beaches of the North Cornish coast are just a short drive away.

The historic and picturesque fishing town of Padstow is just four miles distant, offering an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find Stoney Nook, leave Padstow and follow the A389 for approximately 1.5 miles passing Trevisker Garden Centre along the way. Turn left at the signpost to Wadebridge and St Issey and follow the A389 down through Little Petherick and out the other side. Enter St Issey and then turn right at the Ring O'Bells Inn. Follow the leafy lane for approximately ¾ of a mile and into the hamlet. As you start to drive out the other side, Stoney Nook can be found along on the right hand side.
