Detached dormer bungalow with four double bedrooms offers versatile accommodation in a peaceful residential cul de sac

Situated in a sought after residential cul-de-sac close to the centre of the village of St Merryn is White Haven, a deceptively spacious and substantial detached dormer bungalow offering versatile accommodation with a light, bright interior. The property has been well maintained throughout and is well sheltered with a sunny aspect. The present vendor purchased  the original plot approximately 19 years ago and had the property constructed to their own design.

As illustrated on the accompanying floorplan, the accommodation briefly comprises an entrance porch leading into the reception hall with access into the long inner hallway from which there is entry to all the ground floor rooms.  The spacious lounge has a bay window and fireplace.   The kitchen provides for a breakfast and dining area with a range of floor and wall cabinets complete with integrated oven, hob and extractor hood. From the kitchen leads a separate spacious utility room with space and plumbing for white goods, base and wall units together with the Worcester gas boiler and door to outside. Off the hall is a separate shower room and access to two of the bedrooms.  One standard double which has double glazed patio doors to the garden and another lovely double room with the advantage of a dressing area and en-suite bathroom.

Stairs from the hallway lead up to the first floor landing with access to a sizeable loft. Here there are two generous size bedrooms both with Velux windows and plenty of under eaves storage. There is also a family bathroom with a shower over the bath.

Externally, White Haven has a large amount of off road parking for at least four cars in the form of a graveled driveway with some planting features. There is an area of raised planting to one side along the path around the perimeter leading to the rear where there is a patio terrace and large decked area with the addition of planters.  Boundaries are part Cornish stone walling and boundary fencing.  There is a large garage with an up and over door and personal door to the garden.  Services to the property include mains water, electricity, gas and drainage.

The bustling village of St Merryn offers a good range of amenities including several restaurants, a post office/grocery store, a bakers/delicatessen, a petrol station/garage and two Public Houses including Rick Stein's 'The Cornish Arms' serving great food and local ales. There is also a doctors surgery and Primary School with an excellent reputation. The village is a great base from which to explore the surrounding coastline which includes the beaches of Harlyn Bay, Trevone Bay, Constantine Bay, Treyarnon and Porthcothan which are all located within a 3 to 5 mile radius.

The historic and picturesque fishing town of Padstow is just three miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Within 9 miles is the thriving market town of Wadebridge on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay just 13 miles away.

To find White Haven, leave Padstow and follow the B3276 towards Trevone and St Merryn. Follow this road for approximately 2.7 miles. Pass the Cornish Arms pub and continue along the road for approximately 500 yards before turning right into Peguarra Close. Follow the close round to the left and White Haven can be found towards the end of the close on the right hand side. The postcode for satellite navigation is PL28 8PA.
