This stunningly modern & stylishly completed three double bedroom detached dormer bungalow

Situated in a sought after residential cul-de-sac close to the centre of the bustling village of St Merryn is Woodhall, a stunningly modern detached dormer bungalow which has been the recent subject of a top down all encompassing programme of renovation and refurbishment. Indeed, the stylish fixtures and fittings and thoughtful design have transformed this property into a super contemporary yet comfortable home.

offering superbly presented accommodation.

Deceptively spacious, Woodhall now has a large first floor living space compete with an array of Velux roof windows and some far reaching views. There is also a family bathroom on the first floor and a large lockable storage room. On the ground floor, the piece de resistance is the stunningly impressive kitchen/dining room which has been extended to create a vaulted ceiling over the dining area. Two walls of aluminum bi-fold doors slide open to bring the outside in while further high level windows provide even more natural light. With underfloor heating, gorgeous oak flooring underfoot and oak block work surfaces, the kitchen has a classic range of floor and wall cabinets and drawers as well as tall larder cabinets with plenty of storage. Integral appliances include an electric oven and hob, dishwasher and slimline wine chiller as well as space for a freestanding fridge/freezer.

The entrance hall to Woodhall immediately sets the scene, oak flooring underfoot, oak doors and smooth white washed walls are complimented with contemporary lighting. From the hallway, you will find all three double bedrooms and the family shower room. The main bedroom and largest of the three has a front bay window, a two tone colour palette and contemporary lighting including wall lights. The following two bedrooms are both doubles with one having an en-suite cloakroom. The family shower room is sleek and stylish with contemporary grey tiles, wood paneling, crisp white sanitary ware, chrome heated towel rail and a large walk-in shower with fixed glass screen and thermostatic rainwater shower.

Externally, Woodhall has off road parking to the front in the form of a paved driveway. Cornish stone walling abuts the front of the property. There is access to rear of the house down both sides to where an area of lawn and detached block built outbuilding can be found. A raised slate patio steps from the bi-fold doors and down to the garden. There is also a small area of decking, screened oil tank, fence and hedge boundaries. Open farmland abuts the rear of the garden and views beyond. Services to the property include mains water, electricity and drainage with an oil fired central heating system.

The bustling village of St Merryn offers a good range of amenities including several restaurants, a post office/grocery store, a bakers/delicatessen, a petrol station/garage and two Public Houses including Rick Stein's 'The Cornish Arms' serving great food and local ales. There is also a doctors surgery and Primary School with an excellent reputation. The village is a great base from which to explore the surrounding coastline which includes the beaches of Harlyn Bay, Trevone Bay, Constantine Bay, Treyarnon and Porthcothan which are all located within a 3 to 5 mile radius.

The historic and picturesque fishing town of Padstow is just three miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Within 9 miles is the thriving market town of Wadebridge on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay just 13 miles away.

To find Woodhall, leave Padstow and follow the B3276 towards Trevone and St Merryn. Follow this road for approximately 2.7 miles. Pass the Cornish Arms pub and continue along the road into St Merryn before turning right at the cross roads. Take the next right in Trelantis and then the next left. Woodhall can be found at the end of the cul de sac directly in front of you. The postcode for satellite navigation is PL28 8NU.
