This quintessential two bedroom detached character cottage sits discreetly within approximately two thirds of an acre

Trevorrick Cottage is a quintessential and charming two bedroom detached cottage conveniently situated between the bustling and highly popular village of St Merryn and the picturesque Cornish cove of Porthcothan Bay. The historic, picturesque and vibrant fishing town of Padstow is just four miles distant. This former farm cottage sits discreetly at the end of a quiet lane within approximately two thirds of an acre of established and mature gardens, bordered by open farmland. Having been in the ownership of the same family for approximately 35 years, the sale of this characterful property in such a quiet scenic position represents a rare opportunity within the market and one with a huge amount of potential and appeal.

Trevorrick Cottage is a hugely characterful dwelling with a generous living room comprising a beamed ceiling, window seat, deep storage cupboards, open tread staircase and an electric flame effect fire with Cornish stone surround. From here is an extension which is home to the dining room although this can easily be used as a third bedroom. A conservatory sits to the rear of the cottage while the kitchen with fitted cabinets and drawers is located to the front along with the main bathroom. Up on the first floor are two double bedrooms, both with vaulted ceilings and A frame beams, window seats to the front aspect and recessed wardrobes. All the rooms are complemented by UPVC double glazed windows.

Stepping outside Trevorrick Cottage, one will be pleasantly surprised by the size and extent of the gardens that adjoin. At approximately two thirds of an acre, the gardens encompass sweeping lawns and vastly mature shrubs, hedges and trees. There are cultivated and uncultivated areas to enjoy and get lost in while immediately behind the property is a private cottage garden with patio, raised lawn and planted borders. To the front of the cottage is a private driveway with plenty of parking that leads down to a detached garage. A long Cornish stone hedge borders open farmland to the north west boundary with far reaching views beyond. Services to the property include mains water and electricity with a septic tank drainage system.

At this point, it is worth noting that the current vendors are exploring the possibility of obtaining planning permission for a detached dwelling within a section of the garden.

The hamlet of Trevorrick is located approximately 1.5 miles from the heart of the bustling village of St Merryn. The village offers a good range of amenities including several restaurants, a post office/grocery store, a bakers/delicatessen, a petrol station/garage and two Public Houses including Rick Stein's 'The Cornish Arms' serving great food and local ales. There is also a doctors surgery and Primary School with an excellent reputation. The village is a great base from which to explore the surrounding coastline which includes the beaches of Harlyn Bay, Trevone Bay, Constantine Bay and Treyarnon and which are all located within a 3 to 5 mile radius. The picturesque cove of Porthcothan Bay is just a short stroll down the hill, passing the Tredrea Inn Public House along the way.

The historic and picturesque fishing town of Padstow is just four miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Within 9 miles is the thriving market town of Wadebridge on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay just 13 miles away.

To find Trevorrick Cottage, leave Padstow and follow the B3276 towards Trevone and St Merryn. Follow this road for approximately 2.7 miles. Pass the Cornish Arms pub and continue into the heart of St Merryn. Head straight over the crossroads through St Merryn and continue along the road for approximately 1.5 miles before turning right at the sign for Trevorrick. Follow the lane to the end and Trevorrick Cottage can be found on the right hand side. The postcode for satellite navigation is PL28 8PP.
