Four bedroom detached bungalow in need of full refurbishment or redevelopment occupies a generous plot

Tucked away within a sought after residential cul-de-sac close to the centre of the bustling village of St Merryn is Sutton, a four bedroom detached bungalow occupying a generous corner plot. The property requires full refurbishment or even complete redevelopment and offers a huge amount of scope and exciting potential, only a mile from the stunning sandy beach at Harlyn Bay.

Inside Sutton, a central hallway leads through the property with spacious lounge to the left complete with open fireplace and first double bedroom to the right. There are two further bedrooms and a bathroom before reaching the kitchen to the rear. This has a pale blue Aga and some floor and wall cabinets with work surface above. There is even a pantry! A door then leads through to further accommodation which could be used as a separate annexe with its own entrance door. This has two further rooms and a shower room. There is also a very large attic space with excellent potential for first floor conversion, subject to obtaining the necessary planning consent of course.

The plot on which Sutton resides is abundant and large level lawned gardens can be found to the rear, bordered by open farmland to the south west. To the side of the property is an attached garage. There is a timber garden shed and greenhouse, established shrubs and some small trees within the boundary. To the front is driveway parking for several vehicles. Services to the property include mains water, electricity and drainage with an oil fired central heating system.

The bustling village of St Merryn offers a good range of amenities including several restaurants, a post office/grocery store, a bakers/delicatessen, a petrol station/garage and two Public Houses including Rick Stein's 'The Cornish Arms' serving great food and local ales. There is also a doctors surgery and Primary School with an excellent reputation. The village is a great base from which to explore the surrounding coastline which includes the beaches of Harlyn Bay, Trevone Bay, Constantine Bay, Treyarnon and Porthcothan which are all located within a 3 to 5 mile radius.

The historic and picturesque fishing town of Padstow is just three miles distant and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Steins esteemed Seafood restaurant. Within 9 miles is the thriving market town of Wadebridge on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay just 13 miles away.

To find Sutton, leave Padstow and follow the B3276 towards Trevone and St Merryn. Follow this road for approximately 2.7 miles. Pass the Cornish Arms pub and continue along the road into St Merryn before turning right at the cross roads towards Harlyn. Take the third turning on the left into Lower Daisy Park and Sutton can be found at the end of the cul de sac in the left hand corner. The postcode for satellite navigation is PL28 8NY.
