Located in a tranquil rural spot on the outskirts of St Newlyn East is this interesting three bedroom cottage

Dating back to the 1890's and a former tide cottage to Degembris Major Farm, Degembris Vean is a characterful three bedroom semi detached cottage that sits within approximately a quarter of an acre of established gardens and grounds surrounded by idyllic open farmland. This interesting cottage is located in a very tranquil, rural spot on the outskirts of St Newlyn East.

The original cottage was extended in circa 2005 and again in 2010 to create a substantial dwelling of almost 1300 square feet. Exposed stone walls, beamed ceilings and quirky features are prevalent throughout. The kitchen is located with the conservatory extension and offers a combination of cream and natural wood cabinets and drawers alongside an oil fired Alpha range cooker which also runs the heating system. The main reception room has a large wood burning stove and a beautifully original flagstone slate floor. The internal configuration is quirky, having been adapted for the current vendors requirements. There are some small rooms off the main body of house, one in particular could serve as a snug or forth single bedroom. A porch, cloakroom and bathroom with jacuzzi bath complete the ground floor accommodation. With two separate staircases, the first floor provides three bedrooms - two of which have en-suite facilities and one which has exposed stone walls and a fantastic vaulted ceiling.

Degembris Vean occupies approximately a quarter of an acre of gardens and grounds. Within the large plot is an expanse of luscious lawn, mature trees and established shrubs, a large garden shed and an original stone outbuilding divided into two sections. The garden is bordered by a flowing stream and open farmland beyond making this an idyllic setting. The driveway provides ample off road parking for several vehicles and adjacent to the cottage is the detached one bedroom annexe. Fully self contained with a kitchen, shower room, living space and bedroom, the accommodation would benefit from a scheme of renovation. Services to the property include mains water and electricity, septic tank drainage and an oil fired central heating system.

The highly desired village of St Newlyn East has a superb selection of facilities including a village shop, post office, primary school, public house, butchers and a cricket club. Within striking distance of the cottage is the magnificent North Cornish coastline with the nearest beaches at Holywell Bay, Crantock and Perranporth. Within a six mile drive is the vibrant and bustling town of Newquay with an extensive range of amenities, shops, supermarkets, restaurants and bars.

To find Degembris Vean, head west on the A30 trunk road towards Truro. Just after the exit to Fraddon, slip left off the A30 signposted to Summercourt. Follow the road into Summercourt and then turn right at the first set of traffic lights onto the A3058. Follow the road for approximately 2 miles before turning left at the sign for Newlyn East. Follow this lane for approximately ¾ of a mile and then turn left again at the sign for Degembris. Follow the lane down for approximately ½ a mile and Degembris Vean can be found on the left hand side. The postcode for satellite navigation is TR8 5HX.
