Situated at the end of a private lane with direct footpath access to the sandy beach & rockpools of Trevone Bay

Offering panoramic views across a swathe of North Cornish coastline that encompasses Trevone Bay, the famous Round Hole, Trevose Head and out to sea, Meriton is a delightful and characterful detached four bedroom home with a welcoming and secluded feel.

The property can be found at the end of a private lane, standing centrally within the beautifully maintained landscaped gardens which extend to over one third of an acre, well stocked with a huge variety of trees, shrubs and wild flowers. Of further benefit is the one bedroom self contained annexe which again has wonderful views of the ocean.

Meriton was built in 1929 and continues to display character and features of the period. High ceilings and bay windows, original picture rails and an abundance of natural light are the order of the day. The ground floor accommodation briefly comprises a spacious and inviting entrance hall with all rooms off. There is a ground floor double bedroom and sitting room/snug with an open fireplace and bay window. A small porch opens onto the decking at the rear and the ground floor shower room is modern and stylish. With the kitchen and utility room separate, the L shaped lounge/dining room is a wonderfully social room with an aspect to match. The panoramic views of Trevone Bay and the ocean are on display from all windows, with Trevose Head clearly visible to the west. The kitchen itself is fitted with an array of freestanding appliances and enough space for a dining table in the middle. The utility room is separate with space and plumbing for white goods. The first floor incorporates three double bedrooms, each with built in cupboards and all with a view of the sea – especially the master bedroom. Lastly, the family bathroom completes the first floor accommodation.

The detached annexe, formally the garage, has an open plan living, kitchen and dining area, double bedroom and modern shower room. This useful space is ideal as ancillary accommodation or as a potential holiday let for additional income.

Sweep into the driveway from the private lane that serves just a handful of properties, off road parking is plentiful here. Low stone walls separate the driveway from the formal lawns that surround the property with well stocked and mature borders to the side. A path leads up to the front door with a patio to the side and another heads round the side, through a gate and into the rear garden. The gardens are a delightful and secluded haven, full of wild flowers, shrubs and trees – a gardeners paradise. A large greenhouse resides centrally with a shed against the rear boundary. An area of decking extends from the rear of the property, a glorious spot to sit, relax and soak up the wide ranging views. In fact, from the majority of the outside space one can enjoy the panoramic vista which makes Meriton and its location such a unique opportunity. Services to the property include mains electricity, gas and water with a septic tank drainage system.

Suitable as both a permanent family home or as a holiday home, Jackie Stanley strongly recommend viewing at the earliest opportunity to fully appreciate this lovely secluded home and the fabulous views it offers.

Trevone Bay is a highly popular coastal village in an area of outstanding natural beauty. There is a beautiful sandy beach, a wonderful separate slate beach ideal for children to go rock pooling, and a fabulous footpath for stunning walks along the North Cornish coast. The highly regarded farm shop supplies a wonderful range of fresh local produce and the surf shop also has a cafe. The historic and picturesque fishing town of Padstow is less than two miles away and has many lovely cafes, pubs and restaurants including Paul Ainsworth's Michelin-starred No. 6 and Rick Stein's Seafood Restaurant - and his fabulous fish and chips.

To find Meriton, follow the B3276 coast road out of Padstow towards Trevone, taking signs to Newquay. After half a mile, turn right to Trevone. Follow the lane down towards the beach before turning left onto Dobbin Road opposite the village hall. Head straight up Dobbin Road to the end before turning right onto a private road and Meriton can be found at the bottom. The postcode is PL28 8QW.
