Situated in a quiet tucked away elevated position above Trevone Bay is this substantial detached four bedroom home

Boslowen is a substantial detached four bedroom family home with an engaging character and distinct beach house feel, situated in a private and elevated position towards the top end of Trevone Bay. From various windows and first floor terrace, the property enjoys far reaching panoramic views of The Quies and Trevose Headland, along the coastline taking in Gulland Island, The Roundhole and Porthmissen Farm. Additionally, there is the affectionately named Boffy - a contemporary, comfortable and well equipped self contained one bedroom retreat compete with its own parking and outside space. This self contained annexe has been successfully holiday let providing a substantial rental income with a 4 star gold award from Visit England but would also accommodate a dependent relative.

Boslowen is approached from Trevone Road via a concrete driveway and through a five bar gate, which leads to a generous parking area that can accommodate at least three vehicles. Standing alone is the Boffy with a timber decked terrace and a good degree of privacy from Boslowen. The Boffy has a hugely inviting en-suite double bedroom with calming tones and contemporary en-suite shower room. The main social space is the kitchen/living/dining room all rolled into one, complete with a range of modern cabinets and drawers, integrated appliances and plenty of space for a sofa, dining table and chairs and occasional furniture. French doors then open onto the aforementioned decking.

Moving into Boslowen, light open space and an open plan arrangement is the order of the day. A stable door opens into the kitchen/living/dining room with an L shaped arrangement that incorporates a built-in bench for seating around the dining table. The room extends into the living area with sofas and occasional furniture gathered around the feature wood burning stove with slate hearth. Natural light comes from the front aspect window that overlooks the front garden. Just off the living area is the office, a tranquil room overlooking the front garden with underfloor heating. The contemporary kitchen has a comprehensive range of high gloss floor and wall cabinets and drawers complete with a square edge work surface and 1.5 bowl stainless steel sink. There is dedicated space for a freestanding oven, tall fridge/freezer and dishwasher.

The inner hallway is extremely light, spacious and inviting with a wide turned staircase rising to the first floor and doors to three bedrooms and shower room. All three bedrooms have built in wardrobes and the shower room has a large shower cubicle, low level WC, pedestal wash hand basin, central heating radiator and pine ceiling. Back in the hallway, there is the rarely used front porch with a cloakroom and front door.

Heading up to the first floor, the main living room is large and extremely light. There is a dormer window to the rear elevation with a window seat beneath, two Velux windows to the front aspect affording views to Gulland Island, The Roundhole and Porthmissen Farm with ample space to arrange sofas and occasional furniture. French doors open onto the balcony which enjoys fantastic far reaching views over the surrounding countryside to Trevose Headland, The Quies and the sea. The master bedroom is extremely generous in size with a range of built in wardrobes, velux window to the front and a dormer window to rear. Of further benefit is the en-suite bathroom complete with panelled bath with shower above, low level WC and pedestal wash hand basin.

Located to the rear of the property is a fabulous and vast slate paved patio area with a covered pergola creating a super alfresco dining area. To the side is a useful laundry room with all the necessary space and plumbing for white goods. Low planted borders surround the patio and just a few steps take you up to the attractive lawned garden which is interspersed and bordered by an array of established shrubs and trees. There is a sunken trampoline and a separate timber garden store behind the boundary fence. A path leads round to the front of the property where there is a further lawned area with mature hedge boundaries. Services to the property include mains electricity, water, gas and drainage.

Suitable as both a permanent family home with the annexe having a strong letting history and as a holiday home, Jackie Stanley strongly recommend viewing Boslowen at the earliest opportunity to fully appreciate this lovely home in a coastal location.

Trevone Bay is a highly popular coastal village in an area of outstanding natural beauty. There is a beautiful sandy beach, a wonderful separate slate beach ideal for children to go rock pooling, and a fabulous footpath for stunning walks along the North Cornish coast. The highly regarded farm shop, a short walk up the hill, supplies a wonderful range of fresh local produce and the surf shop at the end of the road also has a cafe. The historic and picturesque fishing town of Padstow is less than two miles away and has many lovely cafes, pubs and restaurants including Paul Ainsworth's Michelin-starred No. 6 and Rick Stein's Seafood Restaurant - and his fabulous fish and chips.

To find Boslowen, follow the B3276 coast road out of Padstow towards Trevone, taking signs to Newquay. After half a mile, turn right onto Trevone Road. Follow the road for approximately 150 yards and the entrance to Boslowen can be found on the left hand side. The postcode is PL28 8RZ.
