A spacious & highly contemporary three bedroom holiday home offering stunning far reaching views

Situated in the peaceful hamlet of Edmonton just two miles from the bustling market town of Wadebridge and five miles from the picturesque harbour town of Padstow is 1 Pengliddon, an immaculately presented and contemporary three bedroom holiday home with a very appealing interior and peaceful surroundings.

The property was constructed in 2006 and has the luxury of underfloor heating throughout the ground floor and includes a fully fitted modern kitchen/dining room and a separate spacious sitting room with a wood burning stove and French doors opening onto a private courtyard at the rear. Three bedrooms can be found on the first floor, the master having an en-suite bathroom and Juliette balcony providing glorious far reaching views over the surrounding countryside towards the Estuary and coastline in the distance. There is also the added bonus of off road parking for approximately two vehicles to the front of the property.

1 Pengliddon is entered via a part glazed entrance door straight into the very spacious hallway with wood laminate floor running through and stairs rising to the first floor. There is a lockable understairs storage cupboard and a useful ground floor cloakroom. To the right is the kitchen/dining room offering a range of floor and wall cabinets that incorporates an integral fridge and freezer, built in oven, electric hob, extractor hood, dishwasher and automatic washer/dryer. There is ample space for a dining table and light pours in from a window to the front aspect. The sitting room is a very generous size with a wood burning stove on a slate hearth creating a focal point and shelving either side. French doors open onto the courtyard garden at the rear, giving views across the adjoining countryside towards the Camel Estuary.

At the top of the turned staircase is the first floor landing, again spacious with doors off to all rooms, skylight, access to loft space and an airing cupboard housing the pressurised hot water system. The family bathroom has a modern suite and crisp white sanitary ware including a paneled bath with glass shower screen and shower over. The master bedroom has a dual aspect with a window to the side and French doors opening onto a Juliette balcony providing the most stunning far reaching views across the surrounding countryside towards the Camel Estuary, Padstow and coastline in the distance. The en-suite bathroom again has crisp white sanitary ware to include a paneled bath with glass shower screen and shower over. The remaining two bedrooms offer front and side aspect windows respectively with lovely countryside views, one having a range of built in wardrobes.

As mentioned, the property benefits from a small courtyard garden, accessible via French doors from the lounge while to the front of the property is off road parking for approximately two vehicles. Services to the property include mains electricity, metered water and private drainage. The property is subject to a 999 year lease from 2006 while an approximate service charge and ground rent of £1,000 per annum is applicable.

Edmonton is a small hamlet just outside of the market town of Wadebridge and is home to the award winning Quarryman Inn, a traditional Cornish free house brimming with character and history and a warm welcome. The location is perfect for exploring the many sandy beaches at Polzeath, Harlyn, Trevone and Constantine while the championship golf courses at trevose and St Enodoc are just a short drive away. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find 1 Pengliddon, drive out of Padstow along the A389. After approximately 2 miles, turn left signposted to Wadebridge. Follow this road for approximately 3 miles passing through Little Petherick and St Issey. Turn left onto the A39 and travel for about half a mile before turning left into the lane signposted to Edmonton. Follow the lane for just under half a mile and then turn left at the t-junction. You will find 1 Pengliddon along on your right hand side just after the Quarryman Inn. The postcode for satellite navigation is PL27 7JW.
