This three bedroom detached bungalow requiring modernisation & improvement occupies a substantial plot

Situated just two miles from the bustling market town of Wadebridge and six miles from the picturesque harbour town of Padstow is Rocklands, a substantial three bedroom detached bungalow set within its own generous grounds on the edge of an area of outstanding natural beauty. Rocklands requires internal modernisation and improvement and offers huge scope to extend or even add a second floor, subject to obtaining the necessary planning consent.

As mentioned, Rocklands occupies a substantial plot with generous gardens to the rear. Mostly laid to level lawn, the borders are well stocked with a variety of plants and small shrubs. The lawn is interspersed with further small shrubs and trees whilst immediately to the rear of the property is a large paved patio. Beyond the garden are open fields with Padstow and the Camel Estuary visible in the distance. To the front is a large expanse of driveway parking leading up to the attached double garage with electric up and over door. There is a generous amount of lawn and well stocked borders with a Cornish stone boundary hedge to the front.

The accommodation of Rocklands briefly comprises a reception porch with built in cupboards leading into a central hallway. From here are two double bedrooms, both with pedestal wash hand basins and one with built in wardrobes. The third bedroom is slightly smaller with some built in storage. On the other side of the property is the living accommodation with front aspect lounge complete with oil fire. This leads into the kitchen/dining room which has patio doors opening onto the patio at the rear whilst the kitchen has range of floor and wall cabinets and drawers and an oil fired Rayburn. Lastly, the bathroom is fitted with a white suite comprising a wash hand basin on vanity unit, low level flush WC and disabled access paneled bath with shower over. Services to the property include mains water, electricity, night storage heaters and a private septic tank drainage system. UPVC double glazing throughout, apart from the patio doors.

Whitecross is a small hamlet just outside of the market town of Wadebridge and is home to the award winning Quarryman Inn, a traditional Cornish free house brimming with character and history. The location is perfect for exploring the many sandy beaches at Polzeath, Harlyn, Trevone and Constantine while the championship golf courses at Trevose and St Enodoc are just a short drive away. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops, restaurants and amenities including a sports centre, cinema, two primary schools and a secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest railway station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find Rocklands, drive out of Padstow along the A389. After approximately 2 miles, turn left signposted to Wadebridge. Follow this road for approximately 3 miles passing through Little Petherick and St Issey. Turn left onto the A39 and travel for about half a mile before turning left, signposted to Edmonton. Rocklands can be found approximately 100 yards along on the left hand side. The postcode for satellite navigation is PL27 7JB.
